Scope it honestly

Every job starts with a straight conversation and a written scope — what's being done, to what standard, for what price. You approve the scope before anything else happens, whether it's a carpet lay or a full rebuild.

No. 02

Price it properly

Fixed pricing wherever the work allows it, itemised so you can see where the money goes. If something genuinely can't be fixed-priced — old villas keep secrets — we say so upfront and cap the risk rather than hiding it in a vague allowance.

Finish it completely

The job isn't done at "mostly done." Edges, sealant, paint touch-ups, site cleared, rubbish gone. You sign off a finished space, and every project carries a workmanship guarantee.

Philosophy
A renovation fails quietly, in a hundred small concessions. Our job is to say no — early, and on your behalf.

The Reno exists because renovating in Auckland — at any budget — asks homeowners to become part-time project managers in a trade they've never practised. Quotes drift. Programmes slip a week at a time. Nobody lies to you; the truth just arrives too late to act on.

The Reno is the North Shore & Central Auckland arm of Expert Property Services. The trades, the systems and the workmanship guarantee are theirs.

We treat a $15,000 bathroom with the same discipline as a $1.5 million rebuild. Written scope, honest pricing, one accountable party, and a finish you sign off — not one you settle for. The size of the job changes the schedule, never the standard.

We hold no allegiance to any supplier, take no hidden margin on trades, and earn nothing from a job growing. Our only incentive is the one you'd design yourself: finish the work, on the number, at the standard agreed.
